Short sales are becoming much more frequent in the United States, mainly because they are an alternative to foreclosure. Homeowners who are facing foreclosure are looking for ways to keep from damaging their credit, and a short sale does just that. Quite basically, a short sale is when the lender agrees to accept an amount less than what is owed on the property loan. It is important to understand that not all lenders will accept a short sale. In this article, you will learn some information about short sales and how to deal with the process.

If you are considering a short sale, you should first call the lender that is holding your mortgage loan. You need to specify that you need to speak only to someone who handles the short sales for the company. Be prepared to be put on hold, transferred, and even disconnected a ton of times before you get to the right person. You may even have to explain what a short sale is to the person on the other end. You do not want the general department either. You should ask to speak directly to the supervisor of the short sales department.

Your next step is to send in a written letter of authorization. This will give the lending company written permission to disclose any pertinent information to the parties that request it. You should include your name, address, the date, and account number. You should also have the document notarized, just to be on the safe side. Make a copy for yourself.

Somewhere along the way, you may find that you need a real estate lawyer. It would be best if you contact one as soon as you start looking into a short sale. The lawyer can help you through the process. When you contact a real estate lawyer, you need to ask them to prepare a preliminary net sheet for you. This document is a bunch of fee calculations that show the price you expect, the costs associated with selling the home, unpaid money you owe, and back payments and late fees.

You will also need to provide a written hardship letter. The best tip that you can get for writing this letter is to be as pitiful as possible, within reason of course. Do not simply say that you lost your job and cannot pay the full amount. You need to include other hardships that you have suffered as well as the loan problems. If you have children, you add them in somewhere as well. It sounds awful, but you need to play the sympathy card here.

In many situations, you cannot sell the home for the amount that is owed. The market rises and falls so quickly, but when it falls, it stays down for awhile. This is usually the main reason for a short sale. It is simply impossible for you to pay the amount that is still owed on the loan because the house will not sell for that much. In this case, you can obtain a comparative market analysis from the real estate agent. If you provide this document to the lender with any other documentation that they need, you are more likely to get the short sale approved.

Short sales can be a headache, not just for you, but for the real estate agents as well. There will be tons on paperwork and records that you will need to fill out and send in, but just keep in mind that lenders tend to look at short sales as a way for them to lose money so they will be rather demanding.

Keep your patience and provide what you can. Be sure, better days are ahead………

For the many authors who do not yet know how to make article marketing work for their business, they are actually wasting all their time and efforts. A total waste. Why? Because even though you are producing quality articles, they are not really getting near enough your targeted marketplace. For those who have been taught about copywriting outside the online world, they would know that the title or headline is one thing that will determine if the content will be successful or not.

In books, for example, the first thing that people see is the title. And people, being critical, have the tendency to judge the whole book just from the title. They will even get to the point where the headline alone will make them buy or not buy that book. This is the same thing with online print ads.

But it is a different case with article marketing. In article marketing, your articles are targeted to audiences that have an interest in them. This is the basic idea behind distributing one online. You have to make sure that your article marketing will be seen consumers and latent consumers alike.

One of the most common misconceptions about articles online is that people will just show them at random simply like they do with books or any published materials they see offline. So with article marketing, you are assuming that people will just randomly check out your article once they see it posted.

This is bad. Visitors online do not just chance upon anything on the Internet. They are there in the first place to look for or they need something. When looking for the things they need, they do not just get into the first website they see.

Most of them will probably use the search engines to achieve what they are looking for. Chances are, they will choose one of the more popular search engines and type in the keywords related to the topic they need there. Then the search engines will display the results found.Your goal now in article marketing is for your articles to be prominent in the search engines.

The success of your article will be based on the first 3-4 words of your title. It will determine how much traffic your article will get back to your website. This can only be attained when you have created keyword-rich titles that will match the most common keywords related to your content.

To know what are the rich keywords and the right ones that you should use for your articles, it would be best to use a keyword research tool. Some of this software is free but some are not. Try to look for the sites that are offering this software. It will prove to be a valuable tool needed for successful article marketing.

It is vital that you learn and understand how to go about keyword research whether or not you are using a web-based research tool or not. When choosing a newspaper headline or title for your article, try not to include rubbish characters. These are quotes, asterisks or anything that search engines will find difficult to understand. You would not want them to discard your articles totally just because they cannot make any sense out of your title.

Also, do not get into some of the search engine spam technique of giving out keyword-rich titles that are in no way related to your articles. You will just get into big trouble once the search engines have filtered out people doing these things.

If you want to get the most out of your article marketing strategy, you must master keyword research so that you can make keyword rich and clever article titles or headlines. Your pay off will be huge amounts of traffic to your articles and website thanks to the search engines who love reading titles.

There is really no great secret to having a successful marketing strategy. Once you know some of the important factors that are needed to make it work, there will be no stopping you from getting the customers you want and the search engine position you sought.

eCommerce has become an attractive and thriving industry now and I have got involved in this industry for two years. I established an eCommerce company two years ago which sells laptop batteries and other electronic products.

I need to deal with many things everyday and have accumulated quite a lot of experiences in doing ecommerce business. Now I will tell you some tips about avoiding chargebacks according to my experience.

First, when you receive the payment from customers, do send them an email telling them you have received the money and the name that will show on his or her bank statement. Some chargebacks are due to that the customers do not identify the name for the payment on their bank statements.

Second, when the customers ask for a refund, do not send them products and force them to accept your products, you can ask for the reason why they want a refund and after you confirm that you can not keep the money, you had better give them a refund as soon as possible to avoid unnecessary chargebacks.

Third, if customers make complaints about products and say that they need an exchange or get a part of refund, at the premise that you do not lose money, you had better accept their requests to make them happy, and then they will not tend to chargeback.

Fourth, keep a close touch with the acquiring bank that opens merchant accounts for you, and ask them to help you with checking the credit of customers. If you suspect an order is paid by a stolen credit card, you can ask the customer for a credit card copy and send it directly to the bank for verification. This is a good way to reduce chargebacks of your merchant accounts.

With the launch of my book, Twitter Marketing for Dummies, I have been getting a ton of questions about Twitter and the use of Twitter for business. I wanted to update and republish this blog post from the beginning of last year… to better inform you on some tips for using Twitter.

Use them. Learn them. Love them.

1. Use your personal picture in your Twitter profile. There is only one
situation where you can use your logo… if you have two profiles. Your personal
profile and your company profile.

2. Don’t setup an Auto-DM to send when users follow you. Why you ask?

Here are two posts talking about
why you should not:

Tweeter Blog: How to STOP These Freakin Auto DMs

Social Media Club: To Auto DM or Not to Auto-Dm

3. Use Twitter Search to find subject matters that interest you. This can cater to your business interests, as well as your personal interests. This will help you find people that share intriguing
content.

4. Add in some of your personal life while you are using Twitter. What is important to remember is that you are using Twitter for your business communication as well. The people following you want to know that you are REAL and want to interact with you. This is especially important if you are a small business owner.

5. Use it. It is important to use Twitter but do not waste valuable time when at work. Tweet about what you are reading online.. Maybe a new insight you found while reading the night before. Try to use Twitter a couple of times a day.

6. Reply. Reply. Reply. Whenever you get a response (@yourname) make sure that you respond to the reply. This is extremely important because your most valuable followers are the people that respond and communicate with you.

7. (via John Janstch) Use strawpoll to create a survey to feed into your Twitter stream. This will be an awesome way to get information regarding service offerings and products.

8. Follow some awesome business Twitter people (@problogger@chrisbrogan@gacconsultants@jaybaer@roundpeg@Ribeezie)

9. Use a business Twitter account (example: @brandswag) to create a great place for customer relationship management. Teach your clients to use Twitter to keep with the happenings of your company. Also, it can help you share the news and information regarding the success of your clients.

10. Use Twitter as a discussion forum. Ask your clients and prospective clients what they would like to see, hear, taste, and experience.

11. Help. (via Twitip) Always help before asking for money. Twitter is not a place for you to hard sell
individuals on services. We are here for discussions and not sales.

12. I started out with a personal profile that allowed me to create relationships before starting my company profile. (also via Twitip) I was able to cleaning transition between two accounts because people trusted me. If you start two accounts at the same time you will be overwhelmed and underwhelm your followers.

13. Use Hootsuite for productivity. Hootsuite allows you to pre-post Tweets to be sent out throughout the day. The important thing to remember is that you need to be involved in the
conversation. If you are not there to interact with your followers there really is not a point for using the tool. However, it does help for those random tweets to stay in front of your followers.

14. Take pictures and share on Twitter. Add pictures on Twitter using Twitpic using your iPhone or mobile phone.

15. Use Google Analytics to measure the traffic directed from Twitter to your blog or website. If you can measure the traffic related to sales or aquisitions it help you understand an ROI from the tool. You can also use PostRank to measure engagement or your followers and your blog.

16. Encourage your employees to join Twitter and become part of the conversation.

17. Twitter connets thought leaders. Talk about a great brain trust!

18. Fill out your profile. Make sure you put information regarding your personal life as well as your business life. This is important because.. everyone reads it.

19. We add our Twitter URLs to our business cards. I also like to add my LinkedIN account and blog URL. This will encourage more of your networking friends to follow you and communicate more effectively.

20. Follow @Zappos. A perfect example of corporate twittering.

21. Download TweetDeck. Tweetdeck is a powerful tool to help you be productive while using Twitter.

22. Are you using a Blackberry or iPhone? You should definitly be looking at downloading an application to help you manage your twitter account while you are out of the office. Tweetdeck will sync your entire system together on one platform (fyi).

23. Thank you. When someone shares your post or tweet make sure you send a DM or Tweet thanking them for their support. Just as you should be emailing people to thank them for comments… same goes with Twitter.

24. Create a column or search feed on your Twitter productivity tool (Hootsuite or Tweetdeck) and start following potential clients, competition, and industry leaders…. Be very sure to organize them out to keep the messages separate.

25. Don’t add hundreds of people when you first join Twitter. Let the entire conversation happen naturally… your follower base will grow naturally If you have anymore tips. Please add them below! Get on it!

When beginners first start searching for easy ways to make money online they soon discover, like anything else worth doing, that one must first acquire a skill set before cyberspace can be successfully exploited.

I can’t think of one online business that can begin without a thorough understanding of niche marketing. So before you can proceed with you’re first attempt to extract money from your computer, you will have to be grounded in a thorough discussion of niche marketing on the internet.

What is a niche? This is one of those odd terms that has somehow taken root and become firmly entrenched in the lexicon of internet marketing jargon. The first time I ran into this word it was in my ecology class I took at the University of Washington. Basically, it meant the exploitation of certain food supplies by specific species of animals. One of the prime examples was Darwin’s research of various type of finches. He correlated bill anatomy to the types of foods they ate. Some ate seeds. Others ate nuts. Each exploited a different niche and rarely came into competition with each other.

Well the marketer has taken this term and applied it to various markets. Some examples of these would be aquariums, gardening, pets and health.

These individual broad niches can be refined further into saltwater aquariums, growing tomatoes, beagles and diabetes.

One doesn’t have to go any farther than the EzineArticles directory to see the divisions of these niches. They also start with broad categories and then proceed to segregate them further into sub categories.

Not every niche is suitable for exploitation. Some markets are hotter than others. Many a newbie to this game has spent considerable time and effort creating his one of a kind website and put it online to discover nobody was interested in what he was trying to sell. This is called a failing business.

Also while we are on the subject, many a novice has also tried to come up with the latest, greatest idea and market it to the internet only to discover nobody else shared his enthusiasm. This is also called a failing business.

For those of you hunting for an easy way to make money online it would behoove you to remember you are first and foremost marketers. Marketers sell. Generally it is taboo to foist your ideas off onto the buying public. Furthermore the buying public is absolutely not interested in the marketer’s preferences.

So repeat after me, because this is internet marketing gospel:

  • Find the hot markets or niches.
  • Find out what the buying public wants in these niches.
  • And, this is the most important, SELL THEM EXACTLY WHAT THEY WANT!

Forget the above and be prepared to get hammered. The above scripture, while etched in stone, is easy, simple and fun to do. So let Steve Jobs have his iPod and Edison have his light bulb and you, well just sell. Don’t worry be happy.

What is exciting about discovering that an online business is centered around niches is they now can be tied to keywords. Every time an individual comes online to search for a niche to satisfy his needs he has to type a keyword into the search engines. Google, in all their magnificence, keeps count!!. All you have to do then is to go to the Google Keywords Tool and determine how many times keywords are typed in per month.

But Google does this one better, using the same Google Keywords Tool, they also organize these keywords into categories and you can look these up and see on one sheet of paper the most popular terms used in any category. Marketing research was never this easy before computers! So in essence, little ol’ you, from anywhere in the world can now do what highly paid marketing research departments used to do. You don’t have to take polls, send out questionnaires or any of a number of ways to divine the desires of the buy public. It is already done for you, free of charge, by Google!

The more the newbie investigates easy ways to make money on the internet it soon becomes apparent that it is not about easy, it is about the power the internet gives to the prospective entrepreneur. And that this empowerment can be relatively simple and easy. But don’t forget it all starts with the concept of niche marketing on the internet. Grasp this and money can’t help but find you.

Testing and tracking your website stats is extremely important. It allows you to not only make improvements to your website, but it also allows you to increase your sales and profits simply because you know what’s working and what’s not working. It’s essential that you test and tweak various elements of your website so that you can make the most amount of money possible. Unfortunately many people fail to do this. However, if you are one of the few that does test and track your website stats, then you’re definitely on the right track!

I was recently asked by one of my students who tested and tracked various elements of his website why his conversion rate went down on his opt-in page. He wanted to know if it was caused by the time of year. He also wanted to know if I noticed any seasonal changes in my own online business over the years. Are there actually good months and bad months in the information market?

Well, in my opinion it doesn’t make sense why you’re conversion rate would drop. I could see how your traffic could drop. And I do agree that yes, there are good months and bad months. For example, November is a time. There are also actually good days and bad days. Actually, Mondays aren’t very good days for me. Sundays are really interesting days. My big traffic actually happens on Sundays, Tuesdays and Thursdays. Fridays and Mondays are really low days. But when I refer to these high and low days, I’m referring to my traffic numbers and not my conversion rates. I don’t really think your conversion rate can change based upon a season or day. The only thing that can change your conversion rate is another factor.

When referring to conversions rates, that really means that some sort of change has happened on your website to cause your conversion rates to either go up or down. The question remains, did you make any changes to your page? Secondly, did one of your traffic sources go away or do you have a new traffic source that came into play? My guess it that it sounds like you’re not referring to your conversion numbers decreasing but rather your traffic numbers are decreasing. It’s definitely more of a traffic problem. Maybe the quality of traffic is not as good if the conversion rate on your website is going down.

So, if you’re noticing changes in your conversion rates, it could most possibly be the time of the year. But remember your traffic is what’s being affected not your conversion rate. I don’t really see it as being possible that seasonally you’d really see a dramatic drop in your conversion. I would see it that seasonally that you would see a dramatic drop in your traffic simply because people have different needs in different seasons. For example, if you’re selling weight loss pills, I could see sales increasing more in January – the New Year, rather then at the end of summer when the bikinis and swim trunks are going into storage. People want to start working out early in the year so that they can fit into that bikini or look buff in their designer swim trunks.

So, if you’re noticing changes in your conversion rate, look at what changes you’ve made to your page in recent months to know what’s really going on. If your traffic numbers have died, look at your sources of traffic. Have any of those dwindled away? Your best bet is to consistently test and track various elements on your website to determine what successes or failures are occurring and why. This will help you build a more profitable business in the long run.

There are many strategies to making money on the internet, but nothing makes sense unless you have a big list. Email Marketing is the most profitable way to make money on the internet. Social bookmarking is a concept that is one amongst the many novel tools of effective marketing. As is evident, this tool falls under the genre of web marketing as it is mostly undertaken online by web based businesses. The concept began as a tool for boosting social networking before it was hijacked entirely by marketing strategists looking for new ways to advertise their products and services online.

The following are the basics pertaining to this highly effective tool that has taken over the world of new media marketing.

1. What is the Definition?

This concept is a modification of website bookmarking that is common on most web surfers’ browsers. However, in this case, bookmarking is done on a social networking site and hence is visible to the user’s friends and social network.

2. How does it work?

The concept behind this tool is simple. People will see the link on their friend’s networking page and would be curious about what it is, which in turn, would increase the traffic of the web address. The curiosity would only be aroused if the user is genuine and uses social bookmarking only for things that can be of some interest to his or her friends. Subsequently, after seeing the link on the friend’s networking webpage, it is possible that the new visitor will also use social bookmarking which will lead to further visitors and so on. The whole process ends up increasing the web traffic of the target website which in turn improves its ranking.

3. How to make it work?

The most common method for using this tool is through interesting content which could include anything from videos and banners to forums and blogs. Despite there being multiple ways, articles and blogs are the most commonly used instruments. There are some basic steps that must be followed when preparing and posting content which is expected to be socially bookmarked. Following are some tips which can support social bookmarking:

a. Timing:

The timing of the posting of the article is very crucial. The person handling the process should try to post the content when there is maximum internet traffic with respect to his or her target audience. There is no point in posting something at night when the majority of one’s target group is asleep.

b. Headline:

The headline is the first thing of the content that is noticed by a casual web surfer. Therefore, the headline should be heavily focused on by the content creator or the article will be overlooked. An article that fails to attract attention is like a movie or TV series that doesn’t have anything to differentiate it from normal life.

c. Quality:

The content creator should ensure that the content being posted is of high quality and not flotsam of any kind. Better the quality of content, better the response one can expect. The creator should never take the casual web surfer to be a fool or an incompetent person.

d. Responses:

Once an article goes up, if it is interesting, it will definitely draw comments. Unless there are prompt responses to these comments, the article may not achieve its actual potential. Sometimes it has been noticed that a conversation or discussion in the comments section draws more people than the article itself.

There are specific social bookmarking sites where you can submit your website with a view to improve its ranking. Visit the given link to know about the social bookmarking service packages, provided by WL Marketing.

Using promotional giveaways is a fantastic way to build any online business. By giving away these items it will keep your name in front of your potential market of customers and is crucial to growing your online business. It’s up to each of us to help people remember us and to find us. How many magnets do you have on your refrigerator? How many imprinted pens do you own? The next time you need a service the chances are you’ll refer to one of those magnets or pens for that service. Simple and inexpensive items such as these can do wonders for spreading the word about you and your service or online business opportunity. Unlike ads which receive a brief glance, good quality promotional items are functional and will be used for a long time.

They continue to remind people about your online business long after receiving them. Statistics show that people who receive promotional items also tend to refer their friends, family, associates to your company than those who don’t offer promotional giveaways. Some tips for selecting a good promotional item are to make sure it’s useful and also if possible related to your online business. As long as it’s a useful item they will continue to use it over and over again. You may be thinking that if you hand out promotional items the only market would be local unless you went to the expense of a mailing campaign, but that’s not so. For example throughout the life cycle of something as simple as a pen, that pen will typically change hands 11 different times.

Think of all the exposure for your online business, the pen could even travel long distances in it’s life cycle. There are so many things that could be given out, pens can be left at the counter of any office or business that you go to and from there the cycle would start when it goes into the hands of the next person who picks it up. Community events are also a great time to hand out these items, kids sporting events, church bake sales, educational events, the list could go on! And if you hold an outside job fellow employees would be happy to get your promotional handouts too.

For those who drive, something as simple as a magnetic car sign can do wonders in adding exposure to your online business. How many people might see that in the course of your daily drive or on a long distance trip? Or “I’m Earning Online..Find Out More Here” and then your website link beneath that. Some great promotional giveaway items include but are not limited to: Pens Business Cards Magnetic Business Cards Refrigerator Magnets Clip Magnets for chip bags Keychains Mouse Pads Sticky Note Pads Koozies (can coolers) Pocket Calendars Canvas Totes (ladies think about using these yourself when out shopping and all who would see your message) Lunch Coolers (men & ladies take these to work imprinted with your message for all to see.

And you can even get T shirts, jackets, polos, hats all imprinted with your message, these would be too costly to hand out to a large crowd but think about getting one for yourself or friends or family and all the exposure that your online business would receive.

There are thousands of business opportunities online and many people are joining. From the white collar to the blue collar, everyone in today’s economy is looking to create their own business online. Is it the right business you are looking for, or is it the right person in that right business you are looking for. The latter could be the most important ingredient for your success.

Many people are looking online for opportunities in the network marketing industry to create the cash they need in this economy, or to create something for themselves which can become the safety net income in case of unexpected job loss. From Attorneys, Real Estate agents, Insurance Producers, to the teacher of your childs second grade class, they are all coming to terms that to create their own economy, the internet is the means to that specific end. The internet is the last bastion for the entrepreneur.

One thing they do understand, just as I have, is the fact that many fail…even the executives that we all believe have the upper hand with their education. Not so in online marketing and the business opportunities we find here. What you will need to understand is that people do not buy products from companies here, and we do not join just any business…for those who have found success, we have found the WHO’S, not the what’s.

It is the “who” you join with that is the key to your success. Many in the day trading business world would know, they follow the who’s like Warren Buffett and any guru like him. In Internet marketing you will need to know the ‘who’ before you join a business you are researching. The ‘what’ is the easy part I personally learned, it was the ‘who’ that brought it all together to equal success. Your sponsor, your mentor…these individuals are the key to gaining the knowledge of marketing whatever products you have chosen to market. They are the key because they have found success already.

It is the ‘who’ in the business of network marketing online that you will have to choose carefully. Many people are turned off to MLM and or, network marketing because of the horror stories about this sponsor and that sponsor. Completing your due diligence with the individual who is prospecting you will be the single most important part of your success in this industry.
